The Division of Administration/Office of State Buildings has a vacancy. This job title has an assigned pay grade of WS-213.

The Office of State Buildings is responsible for the operations and maintenance of about 41 State buildings. This position provides support and limited direction to a group of craftsmen such as plumbers, insulators, electricians, HVAC, carpenters, custodians and others as assigned. The area of responsibility assigned to this position may include any group of state buildings statewide or in the entire capitol complex area in general. This position must interrelate with building managers, department heads, and staff relative to the area of assignment.

The Division of Administration is the state government’s management arm and the hub of its financial operations. Division offices perform a wide variety of activities including the following:

  • Overseeing the state’s capital construction program

  • Working to provide state and federal grants for community development

  • Development of the state budget

  • Providing technology services

  • Giving agencies guidance in the state purchasing and contracting process as they seek goods and services

  • Administering a program that provides federal funds to help Louisiana residents recover from a series of devastating hurricanes

Minimum Qualifications

One year of the required experience for the following minimum qualifications must have been on-the-job experience:

Three years of experience or training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance; OR

Completion of a two-year vocational technical program in general building construction, construction technology, or engineering plus one year of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance; OR

Twelve semester hours in construction management, construction technology, or engineering, or any combination of these courses plus one year of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or park operations and grounds maintenance.

Job Duties and Other Information

Job Duties:

• Performs personally and provides assistance and support to other maintenance repairmen and craftsmen in performing routine and preventive maintenance on chillers, boilers, and their respective components such as cooling towers, pumps, air handlers and gas controls. Maintenance performed includes but is not limited to, lubrication, belt replacement, air filter replacement, boiler blow down, an instrumentation adjustments, etc.

• Performs personally and provides assistance and support to other maintenance repairmen and craftsmen in performing general electrical work to maintain and install electrical components and systems, primarily 110, 220, 277 volts and under. Installs and makes repairs to light fixtures, receptacles, fuses, breakers, etc. Uses standard tools such as voltmeters, wattmeters and related equipment to troubleshoot and isolate electrical problems. Make repairs as needed.

• Performs personally and provides assistance, and support to other maintenance repairmen and craftsmen in performing general plumbing work. By repairing and replacing worn plumbing fixtures, repair-leaking faucets, opens clogged drains and other minor plumbing problems.

• Performs personally and provides assistance, and support to other maintenance repairmen and craftsmen in performing general carpentry work. By making repairs, alterations to buildings and all related structures. Repairs shelves, cabinets, windows, trim work, ceiling (suspended systems), doors, doorframes, etc. Repairs and installs defective or damaged floor tile. Cleans, scrapes and paints as required or assigned per supervisor

• Performs personally and provides assistance, and support to outside maintenance contractors and craftsmen in performing work orders as assigned, building surveys to determine routine maintenance requirements and makes any necessary repairs, and performs any other duties assigned.
