TheProject Manager (PM) will be a lead member in our operations team and willdrive the delivery of all the various network infrastructure and cablingprojects within a particular site. This position will require the individual tohave development, management, customer engagement, operational and overallleadership skills.
Keyresponsibilities will include establishing the program schedule andensuring the established targets are met regarding schedule, cost,functionality, quality, safety, and customer satisfaction.
The rolewill also include consulting with clients, delivering presentations,resolving project issues, recommendations for new services orenhancements, estimating, proposal writing, project costs management,directing operations on labor requirements, directing/assisting purchasing withbill of materials.
TheProject Manager is responsible for the entire successful execution of aproject. Their primary responsibilities are to plan, direct, coordinate, andbudget activities concerned with the construction of their project. The ProjectManager shall also participate and at times lead the conceptual development ofa construction project and oversee its organization, estimating, scheduling,and implementation.
What You’ll Do:
The project manager is accountable foreffective project management and delivery of their projects. The PM will workwith the extended site team to develop the program schedule and establish keymilestones for delivery of the program ensuring all financial targets, scheduletargets are met in alignment to the customers goals. The PM will identify andacquire all resources required revising as appropriate to meet changing needsand requirements.
During the pre-construction phase,continuously evaluate the materials and products being proposed forconstructability and feasibility. Oversee and at times prepare the costestimate at multiple stages. Initiate and coordinate the design efforts and thevalue engineering processes.
Schedule the project in logical steps andbudget time required to meet deadlines.
Determine labor requirements and dispatchworkers to construction sites.
Facilitate travel for technicianstraveling to the project site.
Coordinates with the superintendent.
Inspect and review projects to monitorcompliance with codes and other regulations.
Interpret and explain plans and contractterms to staff, workers, and clients, representing the owner.
Prepare contracts and negotiaterevisions, changes and additions to contractual agreements with designers,consultants, clients, suppliers and subcontractors.
Obtain all necessary permits andlicenses.
Direct and supervise team members in theoffice and on site.
Study job specifications to determineappropriate construction means and methods.
Solicit, negotiate, select, contract, andoversee material suppliers, subcontractors who complete specific pieces of theproject.
Requisition supplies and materials tocomplete construction projects.
Prepare and submit budget estimates andprogress and cost tracking reports.
Develop and implement quality controlprograms.
Take action to deal with the results ofdelays, bad weather, or emergencies at the construction site.
Confer with supervisory personnel,owners, contractors, and designers to discuss and resolve matters such as workprocedures, complaints, and construction problems.
Plan, organize, and direct activitiesconcerned with the construction and maintenance of structures, facilities, andsystems.
Investigate damage, accidents, or delaysat construction sites, to ensure that proper procedures are being carried out.
Evaluate construction means and methodsto determine cost-effectiveness of plans.
Manage, cost/budget, and communicate thecontract changes process.
Developing and maintaining the projectschedule.
Develop and maintain the projectfinancial plan.
Prepare, maintain, and complete allaspects of the DL Way (project management playbook).
Completes all weekly and monthlyreporting and projections.
Train and develop project team.
Invoicing client.
Equipment and material purchasing.
The Project Manager reviews all job costpostings for accuracy and completeness, including but not limited to, thepreparation of invoices, customer collections and periodic financial reportingto the customer and management.
The PM will additionally mange allassociated aspects of the program including the Safety & Environmentprogram, the quality assurance program and material logistics.
The Project Manager will recruit, hire,train, manage, supervise, promote, discipline and discharge, if necessary, allproject related staff.
The Project Manager will manage all humanresource issues (and escalate as needed) per Company policies and procedures.
Coordinate and partner effectively withinternal and external design, construction, network, and facility partners.
Proactively communicate program statusand risks to all stakeholders.
Prepare and take corrective action toaddress concerns and challenges.
The Project Manager acts as the Companyliaison to the client for the program maintaining a high level of clientsatisfaction, ensuring a collaborative environment across all parties.
The project manager is expected to be onthe job site and be present for active on-stie project managementresponsibilities.
What You’ll Need:
· Bachelor’s degree in computer science,business management, electrical engineering, construction management or similarexperience.
· 10 + years of direct work experience inany of these areas: construction management, data centers, or structuredcabling environment.
· Track record of delivering missioncritical programs on time, within budget, and to applicable build, quality, andsafety standards.
· Proficient with Microsoft Office
· Contract negotiation and administrationexperience
· Experience building and leading teams.
· Experience in assessing, coaching, andmentoring direct reports and vendor teams.
· Organizational, time management andcoordination skills across multiple disciplines preferred.
· Client Engagement experience in similarprograms
· Understanding of program managementfundamentals such as earned value management, SPI, CPI and other projecttracking metrics.
· Project Management Professional(PMP) or equivalent certification preferred
· BICSI RCDD or similar Telecommunicationscertifications preferred

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $100,000 annually and the maximum salary for this position is $120,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates may also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
