Mechanical Project Manager

Job Description

The Mechanical Project Manager oversees multiple medium to large-scale MEP projects across the DMV region, managing all phases from planning through closeout. This full-charge role focuses on project financials, documentation, scheduling, and coordination with internal teams, vendors, and owner representatives to ensure projects are delivered on time, within budget, and in full compliance with specifications.

Responsibilities

  • Manage multiple medium to large-scale commercial HVAC mechanical construction projects simultaneously, with typical project values in the $5 to $6 million range.

  • Take full responsibility for the cost of goods on all assigned jobs, monitoring and controlling project budgets throughout the project lifecycle.

  • Prepare and maintain detailed project reports and records, ensuring all documentation is accurate, current, and properly organized.

  • Maintain and review all Requests for Information (RFIs), submittals, substitution requests, change proposals, project schedules, project budgets, purchase orders, and invoices for multiple projects.

  • Analyze projects to determine scope, cost, and scheduling requirements, and use this information to plan, sequence, and coordinate work effectively.

  • Secure vendor pricing, process purchase orders, and approve invoices in a timely and accurate manner.

  • Process change orders, maintain change order logs, and ensure that all changes are properly documented, priced, and communicated.

  • Maintain consistent correspondence with owner representatives and other key stakeholders to provide updates, address questions, and resolve issues.

  • Obtain required permits from general contractors and local jurisdictions and ensure compliance with applicable codes and regulations.

  • Arrange for the return of unused materials to vendors and verify that appropriate credits are issued.

  • Obtain drawings from general contractors and distribute them to the necessary internal and external personnel.

  • Travel to multiple job locations as needed to monitor progress, attend site meetings, and support field teams.

  • Attend project meetings as required to coordinate with general contractors, subcontractors, vendors, and internal teams.

  • Perform other duties as assigned to support successful project delivery and team objectives.

Essential Skills

  • Minimum of 5+ years of experience as a Project Manager in the commercial HVAC mechanical construction industry.

  • Proven experience managing mechanical construction projects in the $5 to $6 million range.

  • Strong project management skills with the ability to handle multiple medium to large-scale projects concurrently.

  • Hands-on experience with plumbing and piping within commercial MEP projects.

  • Demonstrated expertise in managing submittals and RFIs from creation through review, approval, and tracking.

  • Proficiency with Bluebeam for reviewing drawings, documents, and project plans.

  • Proficiency with Microsoft Office applications for reporting, budgeting, scheduling, and communication.

  • Ability to analyze project scope, costs, and scheduling requirements to develop effective plans and forecasts.

  • Strong understanding of construction change order processes, including pricing, documentation, and negotiation.

  • Excellent organizational and record-keeping skills for maintaining logs, reports, correspondence, and financial documents.

  • Effective written and verbal communication skills for interacting with owner representatives, general contractors, vendors, and internal teams.

Additional Skills & Qualifications

  • Bachelor’s degree in construction management or a similar field is preferred.

  • Experience in commercial construction environments, particularly in MEP-focused projects.

  • Familiarity with obtaining permits from general contractors and local jurisdictions.

  • Ability to build strong working relationships with vendors and secure competitive pricing.

  • Comfort with attending and contributing to project meetings and coordinating with multiple stakeholders.

  • Capability to travel to various job sites within the DMV area as needed.

Work Environment

This position is based 100% in the office, providing a structured and collaborative environment for managing multiple MEP projects across the DMV region. The role involves frequent use of Bluebeam and Microsoft Office for document review, reporting, budgeting, and communication. The Mechanical Project Manager regularly coordinates with field teams, general contractors, vendors, and owner representatives and may travel to multiple job locations as needed for site visits and meetings. The work setting supports focused project management activities, detailed documentation, and continuous interaction with project stakeholders.

This is a Contract to Hire position based out of Ashburn, VA.

Pay and Benefits

The pay range for this position is $100000.00 - $130000.00/hr.
