Eastern Regional Housing Authority Housing Maintenance Technician in Alamogordo, New Mexico

HOUSING MAINTENANCE TECHNICIAN SUMMARY OF POSITION Perform routine repairs and improvements for Housing Authority buildings and grounds. Plan the assigned activity, assemble materials and equipment needed to complete tasks and finish work judiciously. ORGANIZATIONAL RELATIONSHIPS 1. Reports to: Housing Manager; Property Maintenance Foreman 2. Directs: 3. Other: Has frequent contact with tenants, businesses, community service organizations, other government agencies and the general public EXAMPLE OF WORK Essential Duties Perform functions that relate to safety in Housing Authority buildings while strictly adhering to HA operational policies and procedures and OSHA safety rules; Maintain and repair rental units, shop and warehouse, learning centers, office, landscaping, sprinkler systems and related equipment, follow preventative and cyclic maintenance schedule, document completion of work orders; Read and comprehend as-built blueprints and drawing specifications, operate a variety of maintenance equipment and tools including, but not limited to, power tools and grounds maintenance equipment, prepare comprehensive list of material required for a job from job specifications and work orders; Provide input on consumable inventory, report tool and equipment needs, responsible for maintenance and care of assigned equipment and tools; Report information regarding irregular activity on the complex grounds observed during the course of the work day; Review inspection file on housing unit being repaired and handle all needed upkeep as indicated; Understand HUD, state and local regulations relating to building and construction codes; Plan and coordinate work with other employees, effectively develop a network with government agencies, businesses, service organizations, and general public; Other Important Duties* May be required to travel; May be asked to perform other related duties Required Knowledge, Skills, and Abilities Knowledge: HUD policies and regulations; building codes; Uniform Physical Conditions Standards; OSHA safety regulations and penalties; construction methods, techniques and standards; comprehensive knowledge of methods and techniques of buildings and grounds maintenance Skills: Organization and planning; systematically work with tenants, co-workers and businesses; must demonstrate proficiency in basic mathematical operations; must be capable of evaluating equipment and supply needs Abilities: Understand and implement housing policies; understand building maintenance; operate equipment and tools; read detailed blueprints; work in inclement weather Required Experience and Training High school diploma or GED plus 2 years experience in construction or a similar position with a recognized HUD program Physical Demands and Working Conditions 1. Rotating 24-hour on-call status for projects and facilities emergencies; 2. Moderate physical effort required involving long periods of standing/walking, climbing ladders and lifting moderately heavy objects up to 70 pounds; 3.
